  • Heating in the front restaurant building is accomplished by Rheem, gas fired, forced hot air system, installed in 2011.
  • Heating in the rear kitchen building is accomplished by a Modine, gas fired system installed in 2015.

Siding

Insulation:

    The restaurant's attic has eight inches of fiberglass insulation, newly installed in 2011
    The restaurant's basement is unheated, with the original fiberglass batt insulation between the floor joist for the first floor.
    The rear metal building's walls contain eight inches of fiberglass insulation, and there is ten inches of fiberglass insulation above its drop ceiling.
Patio, Ramp, Stairs:
  • The front patio seating area, originally an interior area, was remodeled in 2011 with new stained wood lining the ceiling and inside walls.
  • The restaurant's handicap accessibility ramp as well as the exterior stairs were built new in 2011.
Overall Condition:
  • Generally speaking, because the restaurant building was substantially remodeled internally in 2011, and the rear building was built new that same year, most of the property's systems and components are in the early stages of their life cycles.
